All exterior brick walls shall be 8" thick constructed with Brick of approved quality of cement & sand mortar (1:5) partition walls shall be 5" thick with brick of approved quality of cements, sand, mortar (1:3) and shall be completed with plaster of Paris after plastering.


Cement and sand (1:5) plaster will be provided on the walls surface and weather coat paint will be applied partly, dholpur marble cladding partly and Glass facades as per the exterior elevation and all exposed pipe lines will be painted with synthetic enamel paint


The main entrance door to the said flat shall be of sal wood (4" x "2½) frame and 1 ½ thick Hard wooden single leaf, panel flushdoor , with teak pasting fitted with magic eye.

All doors inside the flat will be of SALWOOD FRAME (4"x 3") the doors will be single leaf flash door and the windows will be made of Anodised Aluminium Channel window and steel grills for protection internally as required .All door will be painted white by default.

Long 8" and 4" chitkinis and necessary fittings of good/ approval quality will be fitted with doors and windows as and where required. Lock- Ultratech tri bolt lock(godrej) on main door and cylindrical lock on other doors of godrej.

All windows will of anodized aluminium sliding window ( Hindalco or Equivalent. For protection M.S.square bar grills from inside of design approved by architect.


One Indian type white pan and/or commode with low level P.V.C. cisterns in each toilet (Hindware Or Parryware). Colour – White/ comod. One no. C.P. Shower and wall mixture of standard make(I.S.I.) in each bath room( Make Jaguar or equivalent).

22" x 16" hand wash basin with pedestal stand of Hindware or parryware of white colour. Two steel taps. (Jaguar or Equivalent)
Anti Skid Tile Flooring. ( Kajaria or Naumee or equivalent) Glazed tiles with dado of 6 feet height.
Geyser point.
Commode Shower, tissue paper holder.


Brick partition walls with black granite top and inter mediate Black Stone slabs.
Two steel taps.
One washing sink (Stainless Steel)/Granite Vitrified Floor tiles. (Kajaria or equivalent) 4 5 Amps/15 Amps Socket with switch will be provided.
2"-6" height glazed tiles on walls above cooking platform and sink. Exhaust hole.


Copper wiring fully concealed for necessary fans, lights, exhaust fans, every room will be provided A.C Points.Telephone and cable T.V. point will be provided in living room and masterbedroom with all plugs, switch board along with switch, calling bell point. The Security Deposit with the WBSEB will be paid by the OWNERs of the individual Villas as per their load and other formalities and necessity required by The Appropriate Authority. Wires Make- Rajnigandha/havells or equivalent.Modular Switches – Make ( Siemens Delta Vega). M.C.B and Isolator – Havells or equivalent.


Flooring will be made of Vitrified Ceramic Floor Tiles all throughout of reputed brand. ( Kajaria or name or equivalent. )


Street lights for external illumination of drive way and other parts will be Solar-Powered.


Intelligent i-lock on main door from Godrej Locks. And Video phone connection with the security room and reception area. CCTV Survielence on strategic location.

11. Bathrooms
